Serving Every Side of a City With Two Very Different Housing Stories
Call 972-640-6090Irving might be one city on the map, but ask anyone who lives here and they'll tell you it almost feels like two. North of Highway 114, the Las Colinas corridor is a landscape of Mediterranean style estates, canal front homes, and newer master planned communities built from the 1980s onward. South of Airport Freeway, you're in a different Irving entirely, established neighborhoods built largely in the 1960s through the 1980s, closer to the city's original core, with a completely different structural profile behind the walls.
We've worked on both sides of that line, and we approach them differently for exactly that reason. A stucco Mediterranean home in La Villita and a brick ranch off Irving Boulevard were not built the same way, and treating them like they were is how mistakes happen.

Valley Ranch, just north of I-635, followed a similar newer development pattern, with housing ranging from 1980s ranch style construction to more recent townhome developments filled in over the past decade.
South Irving tells a different story. Neighborhoods closer to Irving Boulevard and O'Connor Road, along with areas near the Heritage District, are largely built out from the 1960s through the 1980s. University Hills, one of the city's older established neighborhoods, offers larger lots and a more central location, but with housing stock that's aged enough that structural questions come up more often than in Irving's newer corridors.
Mediterranean and transitional architecture, tile roofs, arched windows, canal front homes, and newer construction ranging from 1980s ranch style builds to recent townhome developments.
Established neighborhoods built largely from the 1960s through the 1980s, with larger lots, a more central location, and housing stock old enough that structural questions come up more often.
This split matters more than most homeowners realize when it comes to wall removal. A 1970s South Irving ranch home was framed using very different methods and materials than a 1990s Mediterranean style home in Las Colinas. We don't treat an Irving address as a single category, we evaluate your specific home based on where it actually falls in that range.
Whether it's a Mediterranean style home in Las Colinas with a distinct floor plan built around courtyards and archways, or a traditional South Irving ranch home with a straightforward layout, we remove load bearing walls to create the open, connected space homeowners are after, with a structural plan matched to your home's actual construction.
Learn More About Wall RemovalOlder South Irving homes, along with some of the 1980s construction in Valley Ranch, sometimes just need a wall repositioned rather than removed, widening a primary suite or opening up a tight hallway. We relocate load bearing walls while preserving their full structural role.
Learn More About Wall MovingHomes throughout South Irving's established neighborhoods, given their age, sometimes carry structural concerns tied to decades of wear or past renovations. We diagnose the actual issue and correct it, rather than offering a surface level fix.
Learn More About Structural RemediationSome of Irving's older, more traditional neighborhoods feature front porch designs with more columns than structurally necessary. We open up that curb appeal while keeping full support in place.
Learn More About Porch Column RemovalWe've mentioned this a few times already because it's genuinely the most important thing to understand about renovating in Irving. A lot of contractors treat every home in a city the same way, quote the same rough numbers, make the same structural assumptions. That approach doesn't hold up in a city like Irving, where a home's construction era can vary dramatically depending on which side of Highway 114 or Airport Freeway you're on.
Tend to have more standardized, newer framing methods, often with taller ceilings and more contemporary truss systems.
Built to the standards and materials common decades ago, and many have seen at least one prior renovation, not always done with proper structural planning.
Both are entirely workable, both just require an honest, specific evaluation rather than an assumption based on the city name alone.
Given how much Irving's housing stock varies by neighborhood, cost ranges here tend to be wider than in cities with more uniform housing.
A straightforward single story wall removal in an older South Irving home may land toward the lower end of typical Metroplex pricing.
A longer span or two story project in a newer Las Colinas or Valley Ranch home, particularly one requiring steel beam installation, will run higher.
We don't try to average that out into one generic number, because it wouldn't be accurate for most Irving homeowners either way. Every consultation is free, and we'll give you a real quote based on your specific home and neighborhood.
Thank you to Jon and his team for their work. We had several steel beams installed, including a 30 foot beam. They kept the worksite clean and reliably were present until the work was done. We highly recommend them.

It can. Tile roofing is significantly heavier than standard composite shingles, which affects the load your walls and beams are carrying. This gets factored into your evaluation and engineering plan.
Given their age and the possibility of past renovations done without proper structural planning, it's something we check for more closely in older homes, though it's far from guaranteed. A proper evaluation tells us for certain either way.
Yes, we work throughout the entire city, from the canals of Las Colinas to the established neighborhoods south of Airport Freeway.
Most single wall residential projects are completed in a single day, though larger homes or longer spans in newer construction may take longer. We'll give you a specific timeline once we've evaluated your home.
Whether you're in a Mediterranean style estate near the canals or a classic ranch home in South Irving, we'll bring the same honest, home specific evaluation to your project.
